Sand & Polish — New Floors Perfect finish on freshly installed floorboards, timed to protect your investment from day one.

Re-Coating Your floor doesn't always need a full sanding. Re-coating refreshes the surface and extends its life significantly.
Timber Staining Change the colour of your floor entirely. Staining opens up a huge range of aesthetic options without changing the timber.
Old Floor Covering Removal We remove and dispose of old carpet, vinyl, or coverings before sanding. One less thing for you to organise.
Board Repairs Broken, cupped, or water-damaged boards repaired or replaced before sanding, so the finished result is seamless.

Our Recommendation

Water-Based Polyurethane

Fast-drying, low odour, and crystal-clear. Doesn't yellow over time and lets the natural timber colour shine through. Our default recommendation for new floors and residential spaces.

Natural Look

Oil-Based Sealer / Modified Oil

Penetrates into the timber fibres rather than sitting on top. Creates a natural, matte feel that's easy to spot-repair. Ideal for high-traffic commercial areas or if you want that raw, tactile look.

Not Recommended

Solvent-Based Polyurethane

We don't recommend this product. It bonds adjacent boards together, restricting natural timber movement. Over time, this causes excessive gapping and potential structural stress. We include it here for transparency.

  • Risk of edge bonding between boards
  • Yellows noticeably over time
  • Can cause gapping in warm months

How It Works - What to Expect on the Day

No surprises. Here's exactly how a sand and polish job runs with Sydney Timber Flooring, from call to completion.

  1. Free Measure and Quote - We visit your home at no cost, assess the floor, and provide a fixed written quote, no hidden extras.
  2. Prep and Protection - We protect skirting boards and adjacent areas. Any furniture removal is planned to prevent damaged.
  3. Sanding (Coarse to Fine) - We run through progressively finer grit grades to flatten the floor, remove the old finish, and open the timber ready for stain or sealer. No shortcuts on grit sequence.
  4. Stain (Optional) - If you're changing the colour, stain is applied evenly at this stage and left to penetrate. Even penetration is only possible with a well-sanded floor.
  5. 3-Coat Polish Application - We apply three coats with light sanding in between for durability, depth, and protection.
  6. Final Inspection and Handover - We review the finished floor with you, explain curing time, and provide care instructions
